Recently, a retired real estate professional in Fairfax Station, Virginia, made a big decision. She was ready to purchase a new place she had been eyeing and needed to sell her current home—quickly and strategically. Though no longer active in the industry, her standards remained high. As a result, she turned to The Nellis Group, entrusting our team to guide the sale of her beloved property from start to finish.
Preparation Meets Opportunity
Having prepared her home over the past few years, this homeowner was ready to move quickly when the right opportunity arose.
“I’ve prepared my house to sell for the last couple of years so that it was market ready,” she shared. “I wanted to take advantage if something arose.”
She teamed up with Nicole and James from The Nellis Group to craft a strategy tailored for results. The plan focused not just on attracting attention, but on drawing in qualified buyers.
“That was the key,” she emphasized. “having the qualified buyers and not wasting any time.”
Professional Marketing that Stands Out
From the very beginning, the experience was both exciting and seamless. She described the photography process as “fabulous.” The professional drone footage was a standout. It highlighted her home’s location, its proximity to amenities like the pool and tennis courts, and the overall neighborhood layout.
“It was so exciting to watch,” she said. “how nice for the buyers who don’t live in our state that they can see the placement of my house in the neighborhood and how close it was to the pool or the tennis courts.”
A Strategic Launch and a Smooth Process
The home hit the market on a Thursday and remained active through Sunday. Meanwhile, an open house helped boost interest over the weekend. Then James suggested holding offers until Monday at 3 PM. This gave buyers time to act while creating a sense of urgency.
At the deadline, the seller reviewed multiple offers. James provided a clear spreadsheet to compare all the details. As a result, she was able to easily identify the strongest offer.
“It made it very easy,” she explained. “We could clearly see which offer was best. I actually signed the final contract at a hockey game—on my iPhone!”
The deal also included a $100,000 deposit, which gave her added confidence.
“We got a $100,000 deposit and they’ve agreed that they will forfeit that if anything… comes up,” she recalled. “So that really shored up and gave me a lot of confidence to keep moving forward.”
Throughout the process, the client praised the team’s communication and responsiveness.
“Anytime I had a question, they answered,” she said. “There were no surprises. They took care of the little things I didn’t even think of.”
In fact, the trust she placed in the team allowed her to relax and enjoy the journey.
“I had confidence that they had my back,” she said. “That’s why I could sign the contract at the hockey game.”
Even as a former Realtor, she found new value in working with The Nellis Group.
“We had a great time doing it. It was fun. Everything flowed.”
